Loring understands the practical challenges for non-residents buying real estate in Costa Rica. Organizing a timely visit to view the property and arranging purchase financing (particularly these days) often become very real obstacles. In response to these realities Loring offers all of its Phase I buyers up to 80% financing and a property exchange opportunity.
 
Up to 80% Financing
 
For purchasers wishing to finance their purchase Loring offers upto 80% of the cost (excluding closing costs and property taxes). Financing terms provide for a 6 year payment plan which is provided with an interest rate of 8%. Title to the property remains with Loring until the purchase price has been paid in full. Closing costs and taxes are paid when titled is transferred and therefore deferred until the date of final payment.
 
Exchange Program

 
For a period of 24 months from the original acquisition date Loring offers all Phase I owners in good standing the opportunity to exchange their original Phase I property for any other unsold property of equal or greater value in San Miguel by the Sea in Phase I and Phase II. Owners completing an exchange will receive full credit for all amounts paid for their original property purchase excluding any amounts normally payable in Costa Rica for transfer and land registration fees (approximately 3%***)
